Understanding Your Monthly Mortgage Payment (PITI)

A typical monthly mortgage payment consists of four essential components, commonly referred to as PITI:

  • Principal: The portion of your payment that goes directly toward reducing the loan balance.
  • Interest: The fee charged by the lender to borrow the money, calculated as a percentage of the outstanding principal balance.
  • Property Taxes: Local government taxes levied on your real estate, often collected by the lender and held in an escrow account.
  • Homeowners Insurance: Hazard insurance policy safeguarding your property against fire, storms, and structural damages.

The Standard Mortgage Formula

ClickBasic uses the industry-standard amortization formula to calculate exact principal and interest payments:

M = P [ i(1 + i)^n ] / [ (1 + i)^n – 1 ]

Where M is the monthly payment, P is the principal loan amount, i is the monthly interest rate (annual rate divided by 12), and n is the total number of monthly payments (years × 12).

Frequently Asked Questions (FAQ)

While 20% down payment is the traditional benchmark that helps you avoid Private Mortgage Insurance (PMI), many conventional loans allow as little as 3% to 5% down, and FHA loans allow down payments starting from 3.5%.

A 30-year fixed mortgage offers lower, more manageable monthly payments, giving you financial breathing room. A 15-year fixed mortgage has higher monthly payments, but typically comes with a lower interest rate and cuts total interest paid over the life of the loan by more than half.

In the early years of a mortgage loan, the majority of your monthly payment goes toward interest charges. Over time, as the outstanding principal diminishes, a progressively larger percentage of each monthly payment goes directly toward paying off the principal.
